Overview
Westminster Project Services Ltd acted as the central project management and employer’s agent hub, providing end-to-end programme leadership for critical structural remediation works at Lincoln House. The broad objective was to stabilise a severe, localised landslip zone directly adjacent to a primary manufacturing facility without halting active daily production. Our team successfully managed and coordinated multi-tiered stakeholders, including client design teams, specialist engineers, and Principal Contractor 7formation.
Scope of Work
Pre-Construction & Design Development: Translated complex client requirements and tender submissions into actionable, practical operational plans. Managed a dedicated re-design period focusing on optimised drainage and landscaping engineering solutions to permanently address the root cause of the ground movement.
Enabling Works & Site Mobilisation: Oversaw the initial site setup, drainage surveys, and procurement lead times. Coordinated the installation of vital temporary works, including a dedicated working platform for heavy plant machinery and a temporary platform to guarantee a safe worker escape route during active construction.
Heavy Infrastructure & Ground Stabilisation: Managed rigorous CBR ground testing and sign-off protocols to prepare the site for heavy civils. Supervised the execution of extensive sheet piling works to secure the trailer park, the installation of wailing ties and anchors, and coordinated the complex erection of a massive 600-tonne crane to install structural piles and pile caps across the main building landslip zone.
Civil Reinstatement & Drainage: Led the post-piling restoration phase, managing the backfill of pile sheets, installation of deep drainage runs and service ducts, and the reinstatement of heavy-duty hardstanding and surfacing across the rear yard to restore full logistics capabilities.
Site Handover & Clear: Directed the final landscaping, perimeter fencing installation, and seeding works before managing a swift site decamp to hand a clean, stable, and fully operational asset back to the client.
Results & Impact
Business Continuity & Asset Protection: Successfully stabilised a high-risk landslip zone bordering a major manufacturing facility. By managing a highly phased and shielded construction zone, the client’s manufacturing lines and delivery operations suffered zero operational downtime.
Regulatory Standards & Safety Excellence: Enforced exemplary safety standards across a high-risk environment. The implementation of custom temporary escape platforms and daily health and safety alignment ensured full CDM compliance during heavy crane and piling manoeuvres.
Operational Excellence: Achieved seamless cross-department coordination between the manufacturing occupants, structural engineers, and contractors. The project moved fluidly from an emergency re-design phase into heavy civil delivery, hitting programmatic milestones on time and proving the value of robust project oversight.
